David Surface

Chief Executive Officer

David is CEO of Vesta Property Services. David spent his entire career managing both real estate and private companies. He has been with Vesta since its inception, having previously served as Vice President of Corporate Development, beginning in 2010. During that time, David led the general strategy and numerous acquisitions that helped propel the company to achieve double digit annual growth. Prior to joining Vesta, David was Managing Partner for a real estate finance and development company. During his career, David has arranged both private and public financing for adaptive reuse projects, apartments, and industrial facilities.

David has served on the vestry of his church and is past chair of his local YMCA board. David currently serves as Executive Director for Community Assistance Foundation, Inc., a Vesta sponsored 501(c)(3) which provides relief and assistance to communities in need. David is a proud Florida native, a licensed Florida Real Estate Broker, a lifelong boater and holds a B.A. degree in Journalism from Washington and Lee University.

Dan Armstrong

Chief Financial Officer

Dan oversees the financial and administrative functions of the Vesta corporate entity, and holds a similar liaison role to the boards and committees that serve many of our clients. His career path experiences have included the performance, oversight, and delivery of accounting, administrative services, and financial reporting for a broad range of entities, from large corporations following SEC requirements, to the not-for-profit associations, social clubs and trusts which serve many of our clients, and even special-purpose entities that provide turnkey financing to associations purchasing their related facilities.

Armstrong started as a Florida Certified Public Accountant at the then-“Big 6” firm Deloitte & Touche in 1993, where he specialized in the audits of publicly traded and real estate clients. He next headed the internal audit department for Koger Equity, a NYSE-traded REIT, before coming to Vesta’s predecessor, Community Resource Systems, Inc., as Controller in 2001.

Chrissy Richie

Chief Accounting Officer

Christine was appointed Corporate Controller in June 2013 to oversee the accounting functions and human resources administration for Vesta Property Services. She previously served as Chief Financial Officer for a multimillion-dollar healthcare provider operating in 14 states. With over 25 years of leadership experience in corporate finance and accounting, Christine has developed accounting and financial infrastructure for multiple start-up companies that include accounting systems, compliance, and risk management, as well as implementation of employee benefit plans, employee policies and procedures, and training and organizational development.

Additionally, Christine spent four years in public accounting where she specialized in tax for partnerships, LLC’s and S-Corps. She is also experienced in the area of internal audit. Christine attended the University of North Florida where she graduated with a Bachelor’s of Business Administration with a major in Accounting.

Ginger Anzalone

Regional President

Ginger is Regional President for Vesta overseeing all community management operations from Central to Northeast Florida. Her areas of specialty include governance board relations, facilities management, programming and maintenance, personnel management, and budgetary supervision. She has more than 25 years of experience as an active adult program specialist involving full food and beverage operations, contracted entertainment, spa and fitness operations, online visibility, and marketing services. She also has extensive experience in large clubhouse development, and program design and implementation.  

Recently, Ginger was awarded the prestigious Pinnacle Award by the ICAA, which commends leaders who have demonstrated outstanding dedication to fostering thriving wellness cultures and improving the lives of the residents. 

 

Lisa Manzione

Regional President

In her current position as Regional President, Lisa is responsible for approximately 300 community associations, from West Palm Beach to Key West, and from Fort Myers to Naples.  Working with Vesta for over 23 years, she is an accomplished operational leader with amenity management, lifestyle development and community association management experience.  She is adept at overseeing large-scale property enhancements, ensuring adherence to reserve compliance, contract negotiations, team member management and achieving operational efficiencies. As a licensed Community Association Manager (CAM) for over 15 years, she continues to work closely with community organizations in her local area.

Chris Hodge, Esq.

Corporate Counsel

Chris serves as Corporate Counsel to Vesta Property Services, Inc. and oversees the legal function, including contract negotiation, acquisitions, litigation and general oversight. Previously, he served Vesta for many years as outside counsel while advising numerous corporate clients in private practice. In addition, Chris has worked as the President of a forensics company and led a region for Merrill Lynch tasked with lending. He holds a B.A. from the University of North Carolina at Chapel Hill, a J.D. from the University of Florida College of Law, and an L.L.M in Tax from Wayne State University Law School. In addition to spending time with his wife and three kids, Chris spends far too much time playing golf and following college sports.

Catherine Whyte

Vice President, Human Resources, IT

Catherine Whyte joined Vesta Property Services in 2019 as the Director of Human Resources and was appointed Vice President in 2021. She is a skilled and disciplined HR leader with more than 20 years of HR management experience encompassing both production and hospitality-service environments. Catherine directs all aspects of Vesta’s Human Resources function including compensation and benefits, talent acquisition, learning and development, HR engagement, legal compliance, and internal communications.

Catherine is an active member of the Jacksonville Women’s Network, where she serves as the Business Executive Category Chair. She is a former member of the Diversity Council’s Advisory Board and is an active member of SHRM (both local and national) where she serves on the legislative committee. Certified as both an SPHR and SCP leader, Catherine holds a Master’s Degree in Human Resources from the University of North Florida and a Bachelors Degree in Business and Communications from Florida State University.

Roy Deary

Vice President, Business Dev.

Since founding Amenity Companies in 1994, Roy has amassed decades of experience in planned-community operations and services throughout Florida and has been a pioneer in serving Community Development Districts since 1998. Roy brought his companies to Vesta in 2011 and then helped oversee Vesta’s Property Management division from 2012-2014. He now leads Vesta’s Business Development team, joined by an excellent team of general managers and hundreds of outstanding associates in managing, maintaining, and programming dozens of first-class community amenities.

He was a Florida high school state swim champion, competed in the NCAA men’s swimming championships and the U.S. Olympic Team Trials, and has a Bachelor of Science in Business Administration from the University of Arkansas. In sum, Roy is continuing his lifelong passion for excelling as a team in pursuing lofty goals and serving others.

Julie Cortina

Regional Vice President

Julie is a Regional Vice President for Vesta on the West coast of Florida.  She has spent many years in operations and management including opening a state of the art catering company and managing a well-known community in the Tampa area.  She spent many years working as a Civilian with the Department of the Defense and assisted opening 3 dining facilities in Afghanistan.  She is also skilled in marketing and restaurant development.  Julie is a graduate of Loyola University along with her master’s in hospitality from NYU plus is a Certified Executive Chef from the Culinary Institute of America.  Julie manages several different kinds of communities for Vesta ranging from family friendly to active adults and community club where food and beverage management is required.  She oversees an array of services that encompass, amenity management, maintenance, food and beverage services, community programming and of course managing large groups of employees.

Pamela Jacks

Regional Vice President

Pam has 25 plus years’ experience in property management.  She has managed a property with 7,200 condominiums, 3 clubhouses including a Theatre, 2 golf courses and 2 restaurants with a $23 million annual operating budget located in Delray Beach, Florida.  She manages an on-site staff of 125 employees, including property managers, entertainment & lifestyle, F & B, golf, housekeeping, maintenance and security. As a licensed Community Association Manager, she has directly managed numerous renovations of the clubhouses.

Jay King

Regional Vice President

Jay has more than 30 years’ experience in management across varied private and public sectors. He served on a CDD Board for 8 years and has served on an HOA board since 2018. He is responsible for supporting our Northeast Zone which is comprised of 50+ communities where our team provides a variety of services such as community management, amenity management, lifestyle (resident engagement, programming, events & athletics), aquatics, food and beverage, field operations, maintenance, and janitorial services.

Matthew Permuth

Regional Vice President

Matthew is  Regional Vice President  of Vesta Property Services and  has spent his entire career in the Hospitality industry. Matthew has been with Vesta for ten years and has served in numerous roles including General Manager and Director of Program Development.   Matthew  has vast experience in the industry having previously served as Regional Director of  Operations for a large Country Club.

During his career, Matthew has strived to “make an impact” on residents and staff alike and was named “Administrator of the Year” at Clear Choice Health Care prior to returning to Vesta in 2019. In addition, following a year where Matthew spearheaded numerous philanthropic initiatives,  Matthew received the 2021 Community Leader of the year award presented by the South Hillsborough County Chamber. Matthew obtained his MBA from the University of South Florida and has lived in Peoria, Illinois, Louisville, Kentucky and Cleveland Ohio  prior to Moving to Tampa in 2004.

Ingrid Hazoury

Regional Vice President

Ingrid Hazoury has been in the Community Association Management field since 2004 managing all types of Associations from Commercial buildings to Condominiums. She joined Vesta Property Services in 2018 as a Community Association Manager working with communities in Miami-Dade & Broward County and was then promoted to the General Manager of the Miami Office in 2021 and to Southeast Regional Director in 2023.

 

The Miami Office provides management, as well as janitorial/maintenance, to communities throughout Miami-Dade and Broward County, and currently manages Associations ranging from a quaint 43-unit HOA to Master Association of 2,500+ condo and single-family HOA developments.

 

Ingrid was raised in Miami-Dade County and is now a proud resident. She is also a part of her local Community Association Institute, Southeast Chapter and is a proud member of the Membership Committee.

Kyle Nelson

Regional Vice President

Kyle Nelson is an accomplished manager with nearly 20 years of professional management experience for both Operations and Property Management.

First serving as an Aquatics Director and Field Operations Manager for 10 years of the Master Planned Community, Julington Creek Plantation. Kyle then joined Vesta Property Services as a Regional Manager for five years and was promoted in 2022 to Vice President of the East Florida Region.

In addition to these roles, Kyle has been instrumental in providing management and guidance to communities ranging from new association start-ups and turnover associations that require the manager to be heavily focused at cost saving, streamlining processes, resource management and policy/procedure implementation.

Lea Stokes

Senior Vice President

Lea Stokes has been in the Community Association Management field since 1988. Her career initiated with ITT Community Development Career in Palm Coast. Lea created Preferred Management Services, Inc. in June of 1995. In August 2016, Lea sold her firm to Vesta Property Services and was retained by Vesta as the Vice President for their Northern Operations.

Lea was selected as the Flagler County “Businesswoman of the Year” for 2004-2005 by the Business and Professional Women of Flagler County, and as “One of the Most Influential Women in Business” by the News Journal Volusia/Flagler Business Report in 2010.

 

Acie Patterson

Acie Patterson

Regional Controller

Acie is responsible for regional support of financial and accounting operations of the Northeast and West Florida regions. She received her Community Association Manager (CAM) license early in her career to understand the industry.  Acie has assisted in developing accounting procedures for all offices within Vesta.  Acie has her MBA from Keller Graduate School and is a CPA candidate.  Acie has been with Vesta for over 13 years and has worked in all accounting positions in community management.

Skye Lee

Corporate Controller

Skye was hired as Assistant Corporate Controller in June 2020 to support the AP, AR, Payroll and Month-end close functions for Vesta Property Services.  She has since expanded her expertise into regional areas of the business.  She has oversite of treasury management, financial & compliance reporting, and audit needs of Vesta’s CDD clients. Prior to Vesta, Skye served in accounting and financial management positions for a publicly traded REIT for 15 years. During her tenure she managed accounting for a portfolio consisting of 100+ retail properties, guided leadership through financial reporting and underwrote acquisitions and development investments.  She has lead teams in accounting system implementations, executed external audits, and formed trusting relationships with upper management. Skye attended the University of North Florida where she graduated with a Bachelor’s of Business Administration with a major in Accounting.

Daisy King

Senior Manager of Administration

Daisy King joined Vesta Property Services in September 2008 after relocating from Miami, Florida to Jacksonville.  Daisy oversees corporate administrative functions, and is responsible for handling all corporate insurance liability policies, claims. This includes assuring that protocols and guidelines are in place for liability purposes.  She also has a legal  assistant background in real estate and is part of the due diligence team at Vesta.

 

Kevin Johnston

Marketing Director

Kevin serves as the Marketing Director for Vesta Property Services and leads a highly talented team responsible for the production and implementation of all Vesta marketing opportunities.

Prior to joining Vesta in 2016, Kevin managed the marketing for a global shopping center, where he focused primarily on branding, public relations and promotion. He also dedicated four years honing his technical marketing skills working for the industry’s leader in sports apparel and memorabilia.

Kevin holds a Bachelor’s Degree in Advertising from the University of North Florida.

Brenda Grochowski

Director of Business Development

Brenda Grochowski has been in the Community Association Management field since 2012 and has been with Vesta Property Services since 2018. She started as a Community Association Manager for Brevard County, and in 2020, was promoted to the Operations Manager of the Melbourne, FL Branch. In 2022, she grew into a corporate position as the Director of Business Development, covering several area divisions statewide.

Patti Brown

Director of Business Development

Patti has over 25 years in the real estate management industry, with the last 18 in Community Association Management. Previously, Patti was General Manager of the Northeast Florida region which received the Vesta Growth Award in 2020 and 2021. Patti’s portfolio has included large master planned communities, mixed used development, gated communities, condominiums, townhomes, new construction, commercial and marina management. In addition to Community Management, Patti attended Texas Tech University and received her Bachelor of Science in Psychology at University of Phoenix and holds a Florida Real Estate license.
